It seems like there is a very strong real estate market out there. 

I'll keep it brief: FHA Streamlines are absolutely real and a great option. 

@Ashish Wa we work with a lot of real estate investors that provide us with intel on who the best property managers are.

Also rental rates are dropping, and we are already seeing rental loan rates in the 5% range, I would expect to see rental rates under 5% by January.If you are going to be a real estate investor for the long term, why don't have your Real Estate License?

I attempted offers to BRRRR in Indianapolis - huge stressors, renovation costs more than projected and ARVs not high enough (got out of those contracts).

Has anyone used them and are they legit.I spoke with them they offered 100% financing if you pay them 3900.00 first to become part of there group with no guarantee that you will be funded

Mike - no experience working with them but I did hear that HF's don't purchase real estate via assignments or double closes.

This experience was great and opened my eyes to the world of Real Estate.

I'm a Real Estate Broker based in Grand Rapids and cover the West Michigan market.  

Even if they did give me the time of day it doesn't seem very fair that I can't offer much to them in return.
