It’s entirely possible you will be out bid almost immediately, as all the proxy bids will immediately drive the price up… but as long as there is not a bidding war you can usually get a descent deal.If your county uses Real Foreclose to manage their auctions make sure you have enough funds on deposit so they will accept your bid.

I did some due diligence on this and found out it’s super sketch, with numerous downsides, like locking up any remaining equity because you can’t increase the debt on the property, undervaluation of the property to gain an advantage.

Hi, I was doing research on online tax liens, also did many bidding.My observation is on the average return is 3%/year (after bid war).so until you are hoping to get property(non-redeemed), where chances are less than 1%, I don't see any good return.looking for other people's opinion and experience, what return they are getting or expecting.Thanks

Keep in mind, the area with this rent to mortgage ratio is super hot and fixers and new developments are selling at roughly the same price because of the bidding wars on fixers/existing homes.Worst case scenario you could pull out of the contract and just lose the 3% if the market falls if you were planning on just selling.
