You need a builder, permit tech, plan designer/architect, structural engineer, possibly a civil engineer for frontage improvements if required, a geotech for soils analysis and maybe others depending on your area.

However, my assistant is starting this week and I have yet to determine a payment method.I think i am going to do a mixed rate and % IE 5000 fee gets 250 flat fee plus 5% which is 500just looking for all input still :)
