Theft of personal belongs left in the My Rental Property
Dear BiggerPocket Members,
This is my first question in forum and please pardon me if there are any mistakes. Sorry for the long post.
I own one residential rental property and it is being managed by Property management company. i was living in that house earlier and end up moving to different state due to my job. Hence i converted my property to rental property 6 months ago. Since i am living in different state, i thought hiring a property management company will be helpful. I hired a property management company and using them for past 6 months.
I packed and left few items like Couch, Lawn Mowers etc in one corner in the basement (My Basement is unfinished and Property management company is aware of me leaving some personal items in the basement). They found a new tenant and she left the house 2 months ago. Property Management company advertised and found new tenant soon and new tenant moved in first week of may.
Property management company is not proactive and i end up reaching out to them for any questions, status etc. Hence i was not feeling much comfortable and i visited my house when new tenant moved in.
I noticed my personal things are missing. It is worth around 3000$. When i asked Property Management company about this, they are clueless. After i informed they speak to previous tenant (After i followup multiple times with property management). Previous tenant told is not sure about my personal things. Previous tenant mentioned that she told Movers that things in basement are not theirs. I didn't have any written proof that my personal stuffs are there. I am not sure on what to do now.
I want to fire the property management company because of the following reasons.
1. i was not informed when previous tenant vacated the house
2. Even for small maintenance issues, i end up calling and following up with them, Warranty company etc
3. I repeatedly asked for Renters insurance and never received from Property management company
I am feeling that they are just collecting the rent and doing things when asked. I have time to management it on my own but i will not be visit the house as and when it is needed since i m living in different state. It is 10 hours drive from my new location to my rental property.
I have another challenge as well. New tenant is unfortunately very sick and he is hospitalized. I pray to god about his recovery. I could not reach out to new tenant for the past 2 weeks. He is in intensive care. i got to know this from other channels but My Property management company is not aware of this till date. i am worried now that firing my property management company may not be good at this point. I may need to their help if new tenant's health is not getting better.
Can you please advice me on how to handle following situation?
1. what to do about my personal things missing?
2. New tenant is very sick and any proactive steps that i need to take?
3. Should i fire the property management company right away?

1. Should never leave personal things in a rental
2. If they are paying don’t let it worry you
3. Get a new PM before firing. Get referrals from here. Cody Brazil, a member here, manages over 400 rentals he can probably help you
