I typically don't waste my time trying to estimate/itemize every little drywall patch or crack on a project.Since drywall patching involves very minimal material costs (just tape & mud) I generally just try to estimate the hours it will take a drywaller to do the work.So if a 3 bedroom, 2 bath house needed miscellaneous patching or maybe some wallpaper removed I'd expect a drywaller to be able to get that done in a day (or less). 

I target homes with rents of 1.25% or better if possible, but look for a minimal rent of $950/mo (about $76k investment.)Because these homes are usually built 1995 or late, we are looking at 5-25 year old homes.

Most of the people I saw said that it is better to continue the pitched roof with smaller pitch (see in red).

Most tenants ignored it because the incentive was minimal. 

I knew I wanted my first investment property to be a fourplex as I could get a conventional loan and I would minimize the risk of full vacancy.

The depreciation is minimal and there isn't much more I can do to improve the property.

Talk to your aunt and uncle and explain you are hoping to buy it, but they will need to pay rent even if the rent is minimal.
