There are a lot of micro-skills to learn, from finding great deals to forecasting cash flow to financing to hiring and managing contractors to permits to inspections to managing tenants and property managers.

So next time your CPA saids you can use education hours, looking at financial statements(investor hours), or my favorite "managing the property manager" run for the hills.

Cons: we live 7 hours away from the property and would have to find a property manager.
