Instead they are concentrating on elective pay as you go surgeries with immediate reimbursement vs the 90-120 days of fighting with Ins carriers.Given the future demand for concierge medicine I would be looking to build these stand alone 'pay as you go' immediate care facilities that are not much bigger than a Taco Bell & are conveniently close to a pharmacy.

In Richardson, the sign has to be inside the easement space, maintained in good repair, but they don't restrict the length of time it can stay.

My town has the following:-$75 annual fee for landlords-$100 fee per property with each change of tenant-$200 application fee to rent to 3+ unrelated people-$135 annual fee to maintain 3+ tenant licenseFrom my seat, you got off easy ;-)It has to be deductible as some kind of rental expense IMO.

I also feel I have a different approach than most, I genuinely look for and expect the worst so I am prepared for this outcome and when my predictions are wrong it is usually to the better and it makes the tasks go much smoother because they were planned with a worst case scenario.I work a full time job that usually is easily a 50+ hour workweek and then do my real estate business outside of that as well as maintain time for my young son amd wife.

Good point Account ClosedA bank needs to consider the big picture with profitable customers.If the release can be prudently justified considering credit history, ability to pay, profitability of the borrower, good management, secured position with sufficient collateral a bank may release a guarantor as the bank may well have loan concentration issues with any one borrower, that's usually getting beyond the small investor league.

I feel like if I make it as nice as possible before they move in they maintain it that way.I have another duplex that is in a less desirable neighborhood (but not bad), and it attracts so-so tenants.
