@Tal Simpson I had to comment just because your title made me laugh out loud.

I've remodeled most of my primary residence from building a 16x20 deck in the back to installing kitchen cabinets, counter tops, flooring, doors, painting, texturing, sheet rocking etc.

No insulation in exterior walls because they were already sheet rocked             Not enough plugs because it was already sheet rocked             Just added a duct from existing ac ;  450sqft would take an extra ton of cooling which would require             the ac system to be changed

This group rocks.

For the outside I'm thinking stucco and fake (nice) rock on the front and hopefully just replacing the bad portions of siding rather than redoing it all.

I guess I was hoping that wouldn't be so true regarding the surrounding cities (Round Rock, Georgetown, Cedar Park) vs Austin proper.That being said, College Station holds a special place in my heart and I would definitely consider investing there too.

We are house hacking a 4 plex and have one tenant who once a week or so plays music loudly, with (I assume) a subwoofer.

And certainly did we, lifted under every rock, call people we knew until we came across financing for the 15% down payment at closing.

I own a 3 unit from 1890, solid as a rock.
