Newbie to the Real Estate world in North Dakota.
Hello everyone, I'm Lee. Here's a little about me and what I've been up to in real estate so far.
I live in North Dakota and absolutely love it here. I've always loved working on my house and fixing it up. I've remodeled most of my primary residence from building a 16x20 deck in the back to installing kitchen cabinets, counter tops, flooring, doors, painting, texturing, sheet rocking etc. My hobbies include weightlifting and softball. I'm married with one adorable 15 month old daughter. I'm doing most of this for her, she's my "Why."
I am new to real estate, but I have jumped in, not feet first, but head first. I started looking for my 1st deal back in March of 2017. I made the leap and sent in an offer on a duplex at the end of April. Offer accepted. What a rush! Before I closed on this deal I made another offer on another duplex. Offer accepted! I closed on both duplexes in June. I currently have another offer accepted on my 3rd duplex and hope to close by the 15th of August. I was able to finance all these deals thru the misguided information of what my parents taught me. "Pay off your house as fast as you can!" I took the equity out of my house, (100k) refinanced from a 15 to a 30yr loan (payments went up $31/month) and used that 100k to make the down payments on the duplexes. After all three properties are in my possession, I should be cash flowing around $1000/month. My plan is to not touch any of this money and just let it grow until I find the next worthwhile property.
The next step I want to go after is doing a BRRRR. I'd like to buy a fixer upper around December/January. Winters are cold here & I figure rehabbing a place by myself is going to take a few months. Peak rental season I've been told is around April-June so i'm hoping to plan accordingly.
I found BP by chance. I sent a snap to a new friend of one of the duplexes I just purchased. He responded "you own property?" I said yes, he told me how he has acquired some 40 plus properties in the last two years and BP has helped him tremendously.
