I'm living in a home, that I've gradually renovated to some degree, initially for the purpose of establishing a rental unit.

I was living in and renting the house and asked the landlord if he was interested in selling it to me and he was.

Now, investors can also buy on the high end and improve the home by adding a bathroom, taking a wall out and expanding a kitchen/living area, etc to be able to sell at a profit (a little harder idea to make profit but possible).  

This property has 4 bedrooms and only 1.5 bath, which I worry is not ideal for this type of living situation.The house is a split ranch with one car garage and 2 car driveway.

With the amount of money travel nurses and the like make, there is no scenario where they would subject themselves to living in some rent by the room whorehouse slum.

You make money to live, not live to make money (or at least I think a good life works out that way).

Cash flow would likely be a little higher and more marketable for a multi if prospective tenants feel like they have somewhere that’s their own, instead of just living in a room in someone else’s home.
