Good afternoon BP community - I'm a NJ real estate agent and investor.

When I was in my late 30's I started to get serious and bought about every guru course out there, until I realized that's all I was doing was courses and no actual investing!

My purpose is to collect rent online, bill automatic late payments, track maintenance request, track expenses, generate reports and receipts.

Fortunately, my tenants all reported that so far everything was good but I had a couple options prepared were that not the case: waiving the late fee for 30 days, charging 50% of next months rent and allowing them to do a payment plan to pay the remainder, or doing a payment plan for all of April’s rent depending on how dire the situation was.

Real Estate prices are going to take a hit because there will be more people with late payments.

Getting those early June bookings now and late September as well.

So I literally subscribed to REIRAIL this afternoon and I am ALREADY having issues.

My retired family member has been living in their mobile home since the late 80s in Arizona and part of the roof is caving in.

On Friday, Mindy and I were up late recording a podcast with author JL Collins of "The Simple Path to Wealth" - this aired early this morning and specifically addresses investing decisions in light of the coronavirus economic impact.
