Recomendation for Rental Software

Learning to self manager my first rental property... which software would you recommend?

My purpose is to collect rent online, bill automatic late payments, track maintenance request, track expenses, generate reports and receipts. I'm working with a property manager that will (for a one time fee) do the tenant screening / selection process for me.
