Thank you Greg and Derek, it looks like they are moving their larger items out now.  

When doing a flip I have gotten SO many direct mailings but they are so impersonal and all from larger investment companies. 

Furthermore, when you go down this structure of GP/LP you will be unnecessarily complicating your deal (i.e. more headaches and more money going out of the door to pay for professionals). 

Real life example, that meant my PM replaced the garage door opener and sent me an email with the invoice. 

A year later another investor was loosing their duplex next door (divorce) and I picked it up for $82k. 

If it's a larger organization, feel free to inquire about their different staff qualifications.2.

I now have 15 doors total but want to continue growing. 

I have seen several doors open since joining myself.

That way you are earning a return on your money and also able to learn how these larger deals are done.

If this house can be improved to be worth 100k more than sales price with 20k worth of rehab, I'm curious if a hard money loan would work to get you in the door.
