Question for people that use direct mailings/direct contact.

Hi!

I have a question for you all. Have you done any of the direct mailing or just in general have you contacted property owners just from getting their info of the county tax site?

I have an employee at the restaurant I run that rents a house with some family members. The place is a wreck, very dilapitated. But, it is fixable. 

Obviously an inspection is needed for any major issues. But in general, I am wondering the best method to contact this landlord/property owner so as to get their attention and really help them see that my purchasing this property from them would be taking a headache off their hands. They own multiple rentals in the area... from my research it looks like maybe 15 properties total. Should I drive around and see how their other properties look to gauge their level of attentiveness to their rentals in general? Or do I just focus on this one since it is the one I am interested in?

I've read a bit about the direct mailing ideas on here but am still stuck on how to do it so that MY mailing catches their eye.  If it is just one property owner do I make the mailing much more personal? Even a handwritten letter maybe?

When doing a flip I have gotten SO many direct mailings but they are so impersonal and all from larger investment companies.  I don't want mine to seem like that. You know?
