I have a property owner that has put 180k into remodeling her home and the house is still only worth 100k. She is willing to do a owner finance but her terms are not what I have read about.  She wants 50% up front, 25...

I was trying to come up with a creative way in which I buy the property but let them continue to live there without having to charge them rent.I realize that in a typical Land Contract, the buyer makes a down payment to the seller, occupies the property, makes monthly payments to the seller, and obtains ownership after say 5 years.  

The only time I’ve gotten 1099’ed in my 18 years was from- Subbing from an incorporated contractor, PM companies, a law firm, and other real estate businesses. 

I'm not sure about once I get to property 4/5, I'm guessing some creative financing and private money would come into the picture, but I'm far from there, just trying to figure out the b school, or first triplex route first.

Can anyone point me in the direction of a good resource for me to learn from on the best way to find these homes and more importantly how to incorporate this avenue into my business model.
