Authorized personnel would have access to payment processing, occupancy, vacancy, capital expenses, improvements, and other pertinent information included in a real estate transaction.

Cashflow positive rental real estate improves DTI.This isn't one where someone is telling you rental income from the property you purchased 3 or 6 months ago doesn't "count" until it's on 2 years of tax returns, is it? 

You might even find there are things you could improve to increase cashflow either by upgrades, or saving costs.. who knows..Still, there is a ton of unknown variables.

@Greg Parker Do you not require that of the tenants in the lease, similar to light bulbs, smoke detector batteries etc...?

I35 has been a major use corridor for a long time (connecting RR to Austin) while 183 north of Austin has been effectively a country road (connecting 183 to Austin) until the last 4-5 years. 183 has been significantly improved and the metrorail coming in from Leader/CP makes it easier for folks to commute from the NW side of Austin.

Since my students get that training as part of the program, and I use it to teach it, they get the software too.Back a number of years ago, when it was in its infancy (no, maybe its "teen years"), I was offered a large amount of money for it...but I was still developing it, and wanted to still be able to use it...and improve it.

Volusia County has done a lot of investing lately to improve beach access by buying the 50's hotels that are run down and improving access to the water.I am interested to hear where you are narrowing your search.
