Montgomery AL OPEX (yard maintenance included?)

Hey all. Looking for some insight from experienced SFH investors in the Montgomery area on typical OPEX that I may be overlooking. For example, do you provide yard maintenance? What other OPEX is there that I may be overlooking other than the standard PITI, property management, maintenance, vacancies etc...

I've noticed that investors from states with arid climates don't always account for wood rot & vegetation growth. Usually in-between tenants I try to trim my fence lines, pressure wash the siding, & check on rotten fascia. Even good tenants don't always pay attention to these items & it's deffered maintenance that just grows gradually over the years. Little trees next to your house or on the fence line grow into bigger trees that are expensive to remove or turn into insurance liabilities for you (or your neighbor). I don't know if you can accurately budget for these expenses but I would keep them in mind.
