Make sure whatever market you invest in has a diverse (and ideally growing) economy.

Starts off looking like sage advice to a happy wife then you indicate you have had 3 wives (not exactly a ideal relationship with each wife).  

I started watching tons of videos and reading a bunch of books and started researching the area I want to invest in then I came to the realization that I may be getting into a trap by investing in duplexes or triplexes in Ontario. 

Ideally, once you have all the systems in place you take the best deals to flip and then wholesale the ones that don't have as much meat on the bone or are higher risk.Either way, both wholesaling and flipping are challenging and I would consider them a very active form of investing. 

Even a 4/1 accepting section 8 in this area would be a desirable rental, though not ideal.
