I live in North Myrtle Beach, have a large STR rental house in the Cherry Grove section of the beach, and frequent Myrtle Beach proper often for dining and shopping.  

Realize at the outset that real estate will involve all different types to service, maintain, repair, improve, insure, manage and eventually sell.  

The first a fix & flip so you can get the rehab done and then after 90 days ownership we can refinance based on the new value of the house into a DSCR loan. 

In 2020 the house was 75% done and I had to re appraise the house and get a new loan to pay off all my credit cards, personal loans, etc.

Also, would you advise of stearing clear of any and all flood zones due to the outrageous flood insurance costs if looking to house hack?

The requirement to have a realtor license, according the Maryland state statute 17-102, does not apply when (among other things)"an owner or lessor of any real estate while managing, leasing or selling the real estate, unless the primary business of the owner or lessor is providing real estate brokerage services or...a person while acting in the capacity of a personal representative" Sounds like a carve out for representing yourself to me.Which would be consistent with the NC definition of a realtor as anyone who buys, sells, leases...real estate for others for compensation.

Solely having a PM isn't all it takes, asset management is critcal.
