Hi Jim,So you know what you need to do, but bounce around all day....Does that get it done, or are you doing other things like watching Bonanza on YouTube all day.If it's getting done, then you'll only need to make some small changes (if at all).If something like the Cartwright's on YouTube, Hoss, Adam, Ben and Little Joe are wasting your "DAY" time...then you have a motivational issue to overcome.But lets put it in Simple Terms here, You are the "New Hire" on this job, and the Boss simply gave a project to complete--a big one, and no direction as to HOW to do it.Everyone works differently.

We also want to hire employees. 

I'm looking for someone that can tackle it all at a reasonable price vs researching and hiring a bunch of different specialists. 

So if you hire a licensed contractor that’s been around a while the odds are with you.

Contact advertising mortgage bankers and as for referral if they are not hiring.

Does anyone have experience with working with partners and hiring your own company for your rehabs? 

I plan to check with the village about splitting the two lots to determine if I could either sell the second lot to a builder, or if I want to get really crazy, hire a builder to build a second house.  

As a Realtor I would suggest that you hire a Realtor in the area to list the property in "as is" condition, seller will not be doing any repairs.
