I don't see why I should need to get this signed by the seller, as they didn't tell me about the taxes, and provide clean title.I have a clause that reads:"Unless otherwise stated herein, or as otherwise provided on an inspection addendum attached hereto, Buyer shall have the option of inspecting or, obtaining at Buyer's expense, inspections to determine the condition of the Property.Seller agrees that in the event Buyer determines in its sole discretion that the Property is not suitable for its purposes, Buyer may withdraw this offer to purchase at any time, and the earnest deposit shall be returned to buyer, upon the sole demand of buyer to the title company."

If they are gonna keep it for the time being let them know to keep you in kind as you know it can take a while to clean a house out.

Build a lattice screen outside that clear the top of the unit, leave plenty of breathing space, a couple feet so you can get in there to clean it too.

So even if you bought the place and cleaned / fixed the mold, or whatever the problem, will you be ready for all the questions about it?

By cleaning these up, you could refinance them in two years with a base value well north of $350k.

(that in itself was a challenge) -- I wanted the option to turn over vacant units myself, calls for over $200 in repairs (many want $400, which I find unacceptable), and definitely no extra services that I am required to use (in WA, I actually had to wade through so many management contracts that required me to get my carpets cleaned or my window blinds cleaned each year through their separate company, vacant or not).

As for financing, it sounds like you have a healthy savings reserve.

In your experience, have they given you clean title or not?

So my question, can I clean and re seal the rough cedar to remove the age ?
