I am hesitant to deal with wholesalers bc I am too green to know the good ones from the bad....and cant afford to be burned. 

Greene County, VA is in the top 10 of all counties in Virginia for short-term rental income as our history, wineries and breweries, and beautiful Blue Ridge Mountain views bring allot of people down to visit.

Over the years, I have tenants wondering if it's safe being the first floor, whether window bars are needed, asking about installing alarms etc.

@David Greene, @Alexander Felice, and others have helped me understand that you live where you want to live and buy where it makes sense to buy if they're not the same place. 

I read @David Greene book on Out of State investing in December and it really gave me a huge confidence boost in looking outside of my local area.

We have been reading books like; Brandon Turner's The Book on Rental Property Investing, David Greene's Long Distance Real Estate Investing, and John Schaub's Building Wealth One House At A Time.

I use my heloc a lot to purchase flips, saves me a ton of green.
