Need Help Philly Market

Hi All

I am a semi- newbie looking for deals in the Philly area. 2 flips in the past 2 yrs were profitable, but the REO agent I was working with suddenly has "no deals".....over 9 months +. I used them as both the buyer and listing agent on both deals and all went well and everyone made $$. Not sure why they are shutting me out now except for the fact that the market is saturated with investors that ultimately have much more buying power than myself. All that said I have + $140K cash available (free and clear), a great/available contractor, yet I still can not find any deals that make the #'s work. I am not a buy and hold investor. I am only looking for flips right now. Nothing on the MLS is making the #'s work and am feeling super frustrated. I am hesitant to deal with wholesalers bc I am too green to know the good ones from the bad....and cant afford to be burned. Any suggestions?
