I don't mean to sound like I'm bragging here, but we have just shy of 1400 people on our email list.  

Each month the Rent Board selects a random sample of 10% of all notices which state owner or relative occupancy as the reason for eviction, and transmitts this list to the District Attorney for possible investigation.

One of the ways I found could bring the deal back to the table is if I use one of the Flat Fee MLS listing services and save almost a full 3% in my side of the commission to an agent.

I think he just compiles the listings from all other sources, so obviously won't have off market properties.

@Khaled Helmi, the best advice I can give (although you may not like it- I know I didn't) is to get (or find one for bidding and vetting purposes) a set of plans you're happy with and a list of specs and bid it out to different builders/subcontractors.
