If it was me, this is where I would go start talking very seriously with a couple friends that had expressed an interest owning real estate. 

I flip and my friends who are REI also seeing shrinking profit margins not only due to rising material and labor costs but also the loss of multiple bids.However, with any market there are locations still commanding high dollar.

I have a friend that owns a vending machine business and in a lot of cases the businesses don't get a cut of profits, but the businesses want the machine there so it will be there for customers, and the vending company supplies the machine, keeps it stocked, and maintained and keeps all the profits.

I will put down her name as well and also make her get hand cramps by signing/writing :P I'd love to get in touch with your friend.

As far as sleeping arrangements go,  Lots of places have a futon in the livingroom or a couch that turns into a bed so they can sleep 2 more people.

I feel for you guys in more tenant friendly states.

Pa is neither a tenant nor landlord friendly state .

Philly courts are tenant friendly.
