I've just started the online course through Real Estate Express and plan on completing it before I make the trip home.I do have some money saved up to keep me afloat for a few months while I get into the business but I'm just looking for any advice or tips towards being a successful agent and making a salary as soon as possible once I start. 

Do your homes have nice, established yards with features like patios, etc that you can brag on?

I would suggest a company that removes the windows to restore them at a facility off-site, unless this will be a completed gutted site or you are not on a strict timeline due to lead safety and RRP compliance.

We purchased a 4-plex that had 3 units completed and rented, but the 4th was only partially completed (Approx. 25% complete) and we are completing it as I type.

My rule of thumb for a class D is that you need to make your money completely back on the property in 2-5 years. 

If auction houses started renegotiating contracts after the bid, it would be a complete and total mess across the country.

So my partner and I recently  got a property we found off market under contract and had an appraisal completed on the property.

It's completely paid off and a Zillow search has it probably valued around $300k. 

Was probate ever opened and completed?

He ended up having to complete all repairs in the first 6 months or so.
