I've never done it any other way - if there is something different please let me know I'm all for learning from others more experienced in these areas.If it is paying for an inspection that can be quite costly and ineffective.Those that I purchased locally were put under contract immediately after I saw them because then I felt confident in paying for an inspection.

It may be worth it to you to get your license, although in most states to have the license active you need to hang it under an more experienced agent for at least two years.
