If you purchase a large piece of property and later decide to sub-divide it, you could distribute out a piece from an LLC without incurring a taxable event.

If they commit to signing the Lease Agreement within a specified period (usually 30 days max), I convert this "Holding Deposit" to the Security Deposit (fully refundable, minus items above normal wear/tear).

We now partner with a wholesaler that looks at the property, inside and out and does the rehab for us and split the profit when the property sells, we have a strong relationship that works well for us and we are happy with the results.  

We are builders also so was wondering if we should start with an 8-12 plex before venturing into a larger apartment venture.
