I think your vision statement in your response was narrow.

In Maryland state does the motivated seller have to a written statement giving me permission to assign the agreement?

Having said that, when you say "A California foreclosure which seeks a deficiency through a judicial process has a redemption period post sale of 12 months," is my case in any way related to this statement because a BK court is involved? 

I went above and beyond by providing literally everything including due diligence material that no other seller would provide for a 2nd mortgage (ie BPO, Sr lien payoff statement, on top of the usual credit report etc).

Wholesalers sometimes have a 'buyers list' so when they get a house they email out to their buyers and hope they get one or several offers.

I just send them a statement within 30 days of them moving with what I have deducted and a check enclosed for what's left over.

Ok, so the mistakes are adding up , which is cool no better teacher then experience , I didn't put in my purchase contract that that I needed a written statement from the tenant say they wanted to move , so their lease is up on the 29th so what actions does a new landlord need to take to say " I can't renew lease and your gonna need to be out as soon as it does , please help me from doing this wrong
