The automation should be designed to make the application and pre-qualification of the prospect as efficient as possible.

Like you said though, it takes some time and a lot of setting up of systems to make that strategy work efficiently though.  

Using a mortgage broker might be the most efficient way to find a lender for that 

Temporary work placement like a traveling nurse or exec setting up a new branch, family coming to help with a newborn grandchild etc etc. 

There's likely a min for them to even show up with their crew so the 250 sf is a rather small job so you don't have efficiencies there to get better pricing.

I think you should be satisfied with the result, there is definitely a learning curve and improved efficiencies/timing as you go, most peoples' problems are from not just jumping in.

In reality, in selling $200+ Million in Cleveland, I've found the larger regional and national lenders to be the better and more efficient choice for buyers. 

Closed on 5 unit house with efficiency/1BR (7 occupants) last week. 

It may be more efficient to put  a small retail strip of 3 or 4 stores or one standalone drive through.
