Went live, months long request
Went live over the weekend with my listing. It’s a 4/2.5 that can sleep 8. Put a 29 day max on the listing but have a request to stay for a month or more. No request for a discount.
Maybe it’s my rookie nature but I’m skeptical of the months long rental and also don’t want to run into any de facto long term tenant issues.
Anyone have any experience here? I’d love to take the $5,200/month. My goal is to make $3600/month gross rent (60% occupancy) so this would exceed it obviously. Would also plan on having my cleaner there every other week to lay eyes on the property. Platform is Airbnb.
Curious to get thoughts on this scenario.

Check their reviews by other hosts. Ask them why they need a longer short term. Check your local regulations to see how long it takes someone to gain tenant rights. Proceed from there.
The risks are lower if they don’t get tenant rights, you are paid upfront, and can just kick them out without an eviction. Presumably you have insurance too!
