Share a success or horror story!

Thats not how the saying goes but it is close much success to you.

There is a podcast (not sure which episode 100 something I think) with an AD couple who have become very successful in RE investing.

I've been very successful in finding, rehabbing, and forcing appreciation in the 3 that I have.

Saw a post a while back about getting leads from attending some estate sales and wanted to see I found anyone has ever had any success or has closed on a wholesale deal from going to an estate sale!

I believe the best way to learn is not only by going out and doing it BUT most importantly listening from peers - as they can share valuable experience and lessons from past success and failures. 

I am the wholesaler and the cash buyer all in one.I'd love to ask the experienced investors and wholesalers out there:What have you had the most success with when marketing for distressed properties?

Call around and see what each one offers.For me, I get to know the ins and outs of the property management company I select, and I pay a little more knowing that they have the best resources and credential to make my business a success.  

Anyone have any success getting around the two year rule?
