I thought that by working with some local wholesalers I might be able to learn more about RE as a whole, get some mentoring/experience, learn more about my area, and make some money bird dogging/analysing properties, until I'm able to invest again myself.

The main reason for this is that there are a couple well-known gurus who teach how to "Wholesale Bank Owned Homes" - they sell courses around this and then take them on as a student who more or less act at their MLS Bird dogs

If you just want to bird-dog the deal to another investor (or assign it if you have the means to get it under contract), you can let them know what your fee is and negotiate it if needed.

Based upon what you have written in this thread about yourself, might I suggest you start as a bird dog for a successful wholesaler rather than trying to just wholesale without any training.The ebooks and free information you will find on it is dated and incomplete.
