For starters here are some of the items you would want to consider when building out your spreadsheet:*Taxes*Insurance*Contracted Services (snow plowing, landscaping and etc)*Property Management (Will depend on size of property and local PM rates)*Utilities*Vacancy (Depends on market, you can start with 5% of gross rents)*Maintenance (Depends on age and condition of property, you can start with 5% of gross rents)*CapEx (Depends on condition and age of property, you can start with 5% of gross rents)* Gross Income (Income from rents, laundry and any other source)With these general expenses and having the asking price from a seller, you will be able to underwrite most smaller multifamily deals.

There are a few more expenses than just the rehab.PURCHASE PRICE +Inspections +Lender fees (points, etc) +Rehab +Mortgage Interest +Property Taxes +Insurance +Utilities (power, water, gas) +Maintenance (pool, landscape, etc) +Staging, if applicable=PURCHASE, BUILD, & HOLDING COSTSAfter that you take your sales price, subtract out commissions and seller closing costs, then subtract out the figure above, and now you have your net profit.
