Although remember there is the flip side not all tax liens redeem and the property may not be worth anything.so its not a guaranteed thing.. but with work and knowledge up front you can mitigate that. also depending on where your at  locals can and will bid the return down into single digit.

Invest in solid fundamentals, then sit back and ride the price and rent appreciation curves. one big factor that we see in our market: seasonality factor has more affect than rate.Closing price of feb, march is up dougle digit than month before, while demand increased, supply decreased by a lot.

Looking back, I don't recall making any glaring mistakes- I posted in on Craigslist with photos; the rent was, if anything, slightly below what comps were charging; posted a sign outside; even posted it the newspaper too to cover my bases; repainted it; etc...There were one or two applicants I could have rented to but there were red flags with their application.
