Ask your tenant to push a shopping cart of groceries out of a store or similar and excuse themselves based on life's challenges, see how those business owners handle it.  

Normal location issues apply to investment properties also:  busy road, train tracks, next to volunteer fire department, etc.

It's not lazy, it's that I currently enjoy an apartment in the center of the city with a 15 minute walking commute to everything (and under 5 minutes to grocery stores).

The property is not for sale currently but maybe I can convince the owner to sell it anyway.Would I be able to find records on a commercial property at the county office just like residential and multi-family or is there another department I have to look in? 

Typically, if you are doing repairs on your own property you don't need a GC license, but you should check with the building department in the town or city that you will be operating in.
