I was remote so wife had to deal with this mess.  

They will be forwarding over a list of contractors they use.Does anyone know what a typical contractor load-out would look like on a land development deal that will convert raw forested land into a "Ryan Homes" type subdivision? 

But back to Nicholas' comment: there is simply not enough information to even begin to state if this is a deal he or I would do.

Cons: I’ve analyzed +30 deals in the last 6 months and property 1 has much stronger expected IRR than anything I can find.Option 3) Sell property 5 and hold the cash -- Pros: Improves cash flow by $600 / month, Adds $40k cash to bank account, lowest expected IRR in portfolio.

I wanted to consider trying this method and wanted to know this:If I borrow money from a lender, go in on a deal with renovations, how can I know if my Refi 6months to a year later will be enough to cover what was borrowed?

I have seen many people miss out on good deals because they are so caught up on making numbers work to their liking…when at the end of the day, they are just projections and estimate and will never be exact.

It seems big fat checks help overcome some objections, but not all deals are big profits.
