Would $100k be more than plenty to do an even greater job at making the home very much improved?

The property you referenced is the only one on the MLS under $100k, so in the last couple of years, it's been more difficult to find deals like these. 

Most of them were a couple years ago and because of the market I’m mostly working on flipping now.

No more than you should become a master electrician, master plumber, HVAC tech,  insurance agent, loan officer, and maybe other licensed people.

Also received a lot of verbal abuse about the +++++ing appliances, my ++++y repair service options, and the incompetence of my homebuilder who tenant says had installed the dryer incorrectly (installed by Lowes, because they won't warranty if anyone other than a professional  they contract with does the installation.
