Some common reasons: Basements: ground is sloping toward the building, no gutters, poor soil, high water table, leaking pipes below the foundation or near the foundation.

Hello Bigger Pockets,I am trying to get started on my first multi unit to house hack or even just do a simple FHA loan in NW chicago (portage park/ Avondale, maybe hardwood heights).But what I’ve noticed is that the market is really hot.Now I am not sure if I have been spoiled by the numbers in Indiana is or are the prices really high?

It is a common wholesaling strategy.

@Mastewal GezahegnI don't know CA T/L laws, but the owner can't compel a showing with a certain amount of reasonable notice and a key to enter the property?

This is common practice as they get you in their doors with a free seminar, then you are pitched some education program for several hundred to several thousand, then the upsell to the “insiders club” for tens of thousands.

I do have a grace period in the lease of 4 days so if she doesn't pay her portion ($300) of the rent by then, I'll add the late fee but could I also hit her with the Pay or Quit notice?  

There was a final walk through of the property, but, as I didn't know about the pipe burst, I didn't know to look for water damage (even after I was made aware of this problem, with an untrained eye, it's hard to notice issues besides some sagging drywall and water drips on parts of the wall) and some part of the wood floor coming up outside of the bathroom door.

I would think you would be getting notices from them since you're a lienholder.
