Hello Bigger Pockets,I am trying to get started on my first multi unit to house hack or even just do a simple FHA loan in NW chicago (portage park/ Avondale, maybe hardwood heights).But what I’ve noticed is that the market is really hot.Now I am not sure if I have been spoiled by the numbers in Indiana is or are the prices really high?

I do have a grace period in the lease of 4 days so if she doesn't pay her portion ($300) of the rent by then, I'll add the late fee but could I also hit her with the Pay or Quit notice?

There was a final walk through of the property, but, as I didn't know about the pipe burst, I didn't know to look for water damage (even after I was made aware of this problem, with an untrained eye, it's hard to notice issues besides some sagging drywall and water drips on parts of the wall) and some part of the wood floor coming up outside of the bathroom door.
