typical numbers of Multi unit house hack? Nw chicago

Hello Bigger Pockets, I am trying to get started on my first multi unit to house hack or even just do a simple FHA loan in NW chicago (portage park/ Avondale, maybe hardwood heights). But what I’ve noticed is that the market is really hot. Now I am not sure if I have been spoiled by the numbers in Indiana is or are the prices really high? I’ve seen properties priced at $150-$250k per unit not counting the illegal units. They’re usually a duplex with illegal basement units. Most of the strategies I have been reading have been relying on assuming the illegal units will be rented, which I would like to stay away from if possible. I would want this to be managed by a PM eventually. Looking for advice and help. Thank you. Alex
