And the one who contracts with an agent will be responsible under that contract, you can have a higher commission on a buyer's agreement where the buyer's agent takes the co-broke fee plus a bonus from a buyer, same could happen with a selling agent/broker as well.

Here in CO, it's a $50 setup fee and $10/year or something, so that's a different story...

We're still meeting virtually (via Google Meet) and we have investors and experts join us from all over the Pacific NW, California, Colorado, so our discussions are broad enough that they'll apply to Southern Oregon as well. 

You could try to get your parents to co-sign or try to look for creative opportunities off market, but thats another story,I think you should continue to focus on education and getting your financing in position.
