Newb NY Based Wholesaler / Earnest Money / Title Company / Attorney

Hi BP members,

I have been on BP for a month or so and find it to be a great community! I just upgraded my account yesterday and will probably go Pro in a month or so.

I have a deal that I am very close to closing in NY:

ARV $285,000

agreed price $155,000

cost of repairs $35,000

Property is Free and clear/ vacant.

My problem is that the seller has got an attorney to look at my contract for sale. Instead on $10 earnest money his attorney wants $15.5 k deposit.

Secondly, I spoke with a "Wholesale Friendly" title company and they said they wont do the deal without me be represented by an attorney! (costing me $1,000 - $1,500)

Any NY based wholesalers want to co wholesale this deal? 50/50 split......I am also looking for a mentor in NY, that I am willing to split deals with or end buyer investor that can intro me to good attorneys /title companies and send you deals in Westchester, Rockland, Dutchess, Putnam and Fairfield Counties.

Any help is greatly appreciated!
