Check if there are caps on how much you can raise the rent. 

Hey Sarah - I'm looking for the same thing and TenantCloud seems to have the features you want.

We’re getting so many nomad-worker tech-bro types moving here that medium-term furnished “executive” rentals in prime locations can fetch up to $30k/month (needs to be in a blue-chip location with super high-end luxury finishes/appliances/features obviously to rent for that much, and it’s seasonal, but still, it’s crazy).

I tried calculating the cap rate but because the house price is so low (being bought in pesos) it's throwing off the cap rate.

I think the largest investment would be to cap the current sprinkler system or convert to drip and install artificial grass.

But if you have lived in the rental for 2 of the last 5 years, you should be clear up to $250k/individual or $500k/couple before you're hit with cap gains. 

(Variable rate 14% is the cap.) with only my wife’s income (115k, and social security we get for my stepdaughter, 788 a month) the only option my credit union would be able to do is 84k loan.

OR.... do you have a DTI cap at lower than $400k? 

@Mallikarjun Reddy Pateel rising interest rates theoretically put upward pressure on cap rates, so you may want to look at a forward looking curve like the SOFR curve, which accounts for rising interest rates.
