Even if you do things like install lockable thermostats,  etc people can and will plug in their baseboard heaters if they like it at 90 degrees.     

There isn’t a lot of education out there on the topic (shameless plug, this is one reason I started educating on the topic)because of the above two they still produce a great return on investment.

Just make sure you get people on your team you can REALLY trust to be your eyes and ears.Additionally the City of Euclid can be a pain in the butt.

I gave up on getting the amount of sleep I used to and would plug in to both EXP material and BP forums until 2-3am every night, waking up at 6:30-7 the next day to get kids off to school and go to work. 

Here is another issue with all this...You are not doing anything about lead generation, Demand Generation, Brand reputation, or brand awareness.What this does is work your butt off to get ONE deal, and then do it all over again to get another deal, and repeat.Now.. on the OTHER hand...Build your brand, your reputation your authority and, do it correctly, and people will start looking to you when they need to sell their house.The advantage here is, that you ONLY deal with motivated sellers.
