Your third bullet is an especially interesting argument that I haven't heard before...We've got a little time before we're going to make our first investment, so I'm trying to learn as much as possible and keep my options (and my mind) open.

Any of those (plus Energy and dedication) will get you into deals and can add value where other investors lack your asset.There are also multiple spots in the "chain" of real estate.

I would not recommend this house, sure.. you can do all the stuff yourself, but the amount of time/energy it will take, not to mention the motivation just to get it done.. do you know about pulling permits? 

No sense on wasting more energy than needed.

Some options: Buy a multi-family/commercial or 2 on your own and operate it - this could be very profitable if done right, but will require time and energy and a learning curve.
