Counter to @Jaron Walling 's point of view on the retirement pull, which is still very sound advice on his part so do take that to heart. 

Now, it might give you a boost if you have several properties that produce income and help you offset some of that.

If you can get a 4 unit and a basement, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.

I have not seen any reliable studies that show a website boosts direct mail rates, but it may exist. 3.

If I didn't know you personally and you came to me with this idea I would tell you no in a heart beat.... it would just be too risky.

While I agree that having Apple and Google coming here is a boost to the area there maybe 1 downside to not selling now: as this is your primary home by selling it for a profit it would be tax free where if you turn it into a rental you would lose the tax free status. 

That has helped boost the number of high-end sales.

If there is enough equity do a conventional refi now while rates are low and most homes are showing a good boost in equity- do it!
