I was at a remodelers meeting at the Alliant Energy Center a few years back and a kitchen designer told a story of how she is still doing oak kitchens when everyone else in the country is using other woods.

I pay for design myself, then bring in guys to bid.

Thanks guys for all the help.A little more info about me.I work in interior  design and can design/spec items for remodeling, a family member is a general contractor so that is taken care of.

It can annoy and even cause an injury if a tenant tries to walk through outside of your timer-designated times.I've considered motion sensor lighting but I haven't found products hardy enough to not be stolen/broken, so I've gone with always-on LED lighting.  

Otherwise there's minimal energy usage as opposed to a tank design that's trying to keep water in the tank at a set temperature.  

There is a new body of rules coming into focus that allows general solicitation of private offerings but if you want to go there you'll need specific legal advice before you even begin the offering documents.Your best bet is to make postings about previous deals, past performance, your skills, and your track record.

I also love the idea that I will not need to hold a designation to work with commercial real estate as well.

The body can't sustain over 8 hour work schedules forever especially as we age.

I have an architecture background with a masters in sustainable design and would like to get involved with larger scale development projects.
