@Carl CrumpIf you've mostly been doing flips and wholesales, probably the biggest change for you coming into the multifamily market is going to be the underwriting of the deal. 

That is the biggest deal breaker for 99% of the buyers out there.

The biggest problem I have is Lowe's and Home Depot have lines waiting to enter the store.

I will tell you, you have taken the biggest step, which is executing on your first purchase.  

I have no bills really other than a phone, internet and food.
