the Note spells out the terms.. deed of trust recorded secures your interest.if you need a personal guarantee from borrower thats done in a separate document.. you can ask to review a sample note and trust deed and P G .. other than that there is just borrower info.. credit score net worth that type of thing.. you may also want to background your borrower make sure they are good citizensOH also you want to see title report if its a fresh funding.. or a copy of the title insurance if you buying existing and make sure the insurance is still in effect for any assignee as you would be buying the loan via an assignment

As long as there’s no evictions or late bills or criminal record on his background check.If this is a B/A area I’d just go with your minimum score and if they don’t meet it then don’t rent to him

The criminal background section basically says that misdemeanors more than three years old can't be a cause for denial and felonies more than seven years old can't be factored in.

I wouldn't sign any lease that puts the first $X of any repair on my, or requires me to pay for any repair under $X.Both of these clauses signals to me that the landlord doesn't care about the property and has no interest in keeping it up.This is a personal opinion, plenty of investors here have these clauses, I just don't like them and would never agree to them.I'd also ask how much notice they give before entering the property, do they rent to felons, what sort of background check do they perform?
