Personally, I did not trust the contractors arranged by the PM company.

Trust me.

Long story short I put too much trust into a realtor who I thought I can trust but it turns out I was wrong, now that property is being condemned.

I was not able to meet him there that day but I trusted that he would do the right thing since he came highly recommended.

They paid each month and when December rolled around they said that they couldn't close due to the TRUST that was going to pay for the property required repairs needed to be made before the trust would approve the purchase. 

You could also do a trust.

What happens is someone blindly trusts a turnkey company because they are lazy, and they get sold a house for $50k that's only worth $25k.

My first suggestion is to ask your lender, they often have strong relationships with several agents and won’t likely recommend someone they don’t trust.

I have a great inspector that I like and trust and plan to use him for the inspection of the property.What is an Estoppel Cert?
